Value Engineering

Airey Taylor Consulting uses Value Engineering processes on all major internal projects and offers the service as a distinct discipline for externally designed projects.

Our process identifies structural and construction process improvements throughout the life cycle of development and aims to reduce total project costs at every step.

Value Engineering involves identifying optimum solutions from a range of alternatives to substantially reduce materials costs and build times. Out techniques have been honed with a comprehensive understanding of the construction industry and its methods, and continuously improves as the firm grows.

Our process uses advanced design techniques such as top-down construction for substructures and fully detailed and documented post-tensioned concrete design to reduce material use, expenditure and accelerate construction schedules. Acceleration of project completion of several months has been achieved on large scale projects featuring basements, foundation or substructure works with significant flow on effects for holding and capital costs. All structural designs are completed in-house without recourse to external specialists, to a level that Builders can complete directly from the plans.

As an external review process, our Value Engineering service has been responsible for the viable completion of projects – from meeting the finance caps of clients through to meeting technical challenges posed by site restrictions and challenging architectural designs.

Successful application of these principles has permitted savings of as much as 26% of total structure cost on award winning projects such as Cockburn Gateway Shopping Centre Stage 3, the Subiaco Colonnade Shopping Complex and TVW Telethon Research Institute of Child Health. These projects were significantly under-budget and rapidly constructed, and won significant National and State Awards – including the prestigious Best Project award in the Master Builder Association’s Excellence in Construction Awards for the latter two buildings. Value Engineering has played a significant part in our six Best Project wins in National Awards since 1993.
